Coastal Residences · By The Sea
Houses that end where the water begins.
Glass, salt-grade steel, and long unbroken sightlines. Each house sits low against the dune and opens fully to the tide, so the horizon does the decorating.

We build for the light and the tide, not the brochure.
Coastline is a small architectural practice that designs, builds, and sells its own houses on the water. We work in glass and salt-grade steel because they last on the coast and disappear against it. Every plan is oriented to the season's light and the reach of the tide, then detailed to the millimetre so the horizon stays the loudest thing in the room. We keep our list short on purpose.

We stopped hanging art. The window does more than anything we could put on a wall.

The tide comes right up under the deck at the equinox. They planned the whole floor around that one hour.

Four winters in and there is not a spot of rust. You feel the care in the details you never see.
