Land survey and site analysis

The ground does not argue.

We measure sites before anyone draws on them. Boundaries, levels, drainage falls, the awkward corner nobody wants to admit is 400mm out. You get the survey, the model, and a straight answer about what it means.

A / Four legs, one traverse

    Control

    Two benchmarks set, levelled, and closed to within 4mm before a single detail point is taken. Everything after this hangs off them.

  2. 02

    Detail

    Boundaries, levels, drainage, services, canopy spread, and the things nobody thinks to ask for until the ground is opened up.

  3. 03

    Reduction

    Raw observations reduced, checked against the closure, and any point that disagrees with its neighbours re-observed rather than averaged away.

  4. 04

    Issue

    A drawn survey, a point cloud where it earns its keep, and a written note on what the ground will make difficult.

Four cuts across the site, south to north. Each one is a line on the drawing behind this text, and each is tethered to the ground it describes.

Flat to 60mm across 90 metres. The only part of this site that will not need cut and fill.

A 4.6m step, and the legal boundary sits at its toe, not its crest as registered.

Bedrock within 700mm. Foundations here are a different price to foundations anywhere else.
